Less than most buyers assume. VA and USDA can be zero down if you are eligible, FHA is 3.5%, and some conventional programs start at 3%. Much of DeSoto, Tipton and Fayette County falls inside USDA eligible areas.
There is no single number. FHA reaches further down than conventional, and compensating factors matter. Jason will tell you honestly where you stand and, if you are not there yet, what to fix and roughly how long it takes.
Community Mortgage underwrites locally, which is the main reason files here move faster than they do with a call center. Jason will give you a real date for your file rather than a brochure number.
